Hi everyone

Another post from myself to add to the list if not a problem.

What would you be replacing this with in a landlord property? He's not too bad, doesn't want to penny pinch and put in the cheapest rubbish available but wants reliability and not be ripped off. What would you go for?

Baxi 412 or 418 depending on Kw required + an ifos for boiler plus. No need to change time & temp controls with the ifos.

Don’t need to comply with boiler plus on a heat only boiler yet
 
Quite right Shaun, not mandatory 'yet' for heat only. No harm in future proofing heat only swaps though for the sake of £35.

Depends how easy it is to get to an outside wall
 
How do you mean? The Ifos, (In Flue Outdoor Sensor) just clips to the flue terminal and the wire is run through the flu air intake, straight into the boiler.

I was thinking wc sensor also that effects hot water aswell so can have a problem with legionnaires as it won’t get upto temp

Hi all Noticed bad smell in my drain out side put my hand down and it unclogged it for now however I checked my sewer drain and after flushing my toilet a good few times nothing is going to the sewer so don't know is there a blockage or what way it works many thanks and advice would be grateful

Hello all, I'm would like to extend an existing outside tap to another point in the garden. I'm about to pour a concrete patio and was hoping to run the water line underneath. There are existing drain (and who knows what) pipes running along the same wall so I'm nervous about digging too far...
