Hi there

I've never posted here before and I'm definitely a layman so apologies if this is posted in the wrong area or I break any forum decorum.
We got a call from the neighbors of the flat we rent out saying there was water leaking into the the wall.
The bathtub (and shower) is right against the interior wall there's then about a 60cm tiled area that goes to the window.
Water from the shower sprays onto the tiles and when I had a look at at them they were in bad condition the grout/silicon was in bad condition so I presume the water is leaking from here.
What I'm concerned about is water also appears to be leaking from the pipe below the window, I thought this might be the overflow from the sink/bathroom (again I could be completely wrong I have almost no knowledge of how the bathroom is connected up)
What I was hoping someone on here could help me with is identifying this pipe and why water may be coming out of it.
