Safety cert

A customers just sold his house and the buyers solicitor has asked for a safety certificate . The boiler was new last year so to keep up on the warranty, she wants that servicing, so thats straight forward. Theres a oven and a fire, do I treat them as if you would on a landlords or is it just visual. The fact its going to a solicitor tells me they want servicing,

land lord safety certificate is all I do, if it then turns out something needs repairing or servicing, its up to the owners to decide, ie do an mot for the lawyers and then they can pay for any repairs service needed.

that is usually what solicitors pick up on.

as said a landlord cert usually satisfies them.

Mainly because they have now got you to be responsible. Always make sure you state the inspection is only definitely accurate at time of testing.

Yeh if the solicitor has asked for a safety cert then cp12 would do incorparating all 3 appliances, however a boiler service is extra in my book,
