Got a weeping flange on old Essex fitting - need to change the washer. Not looking forward to it I must admit - any tips gents?
 
Fit a new flange. Both gaskets most likely knackered, Flange needs to detached to replace inner
gasket. Pretty sure neither of the gaskets are fibre.

New flange and fitting kit not expensive and does the job properly.
 
Thank you ll try to remember to drain the cylinder.
Was going to buy a whole new flange kit and assess it once I'd got the old one off. The gaskets are rubber with a copper washer between them and the fitting.

LOL 'try and remember to drain the cylinder' you'll know if you dont.....
