I am in Thailand.
Plumbing standards are poor.
i had a WC installed by a "professional" actually installed 2x.

The rough in was 220mm and the toilet drop was 305mm.
So the problem is obvious.
1) They dont sell offsets here
2) they "engineered their own offset.
3) It obviously wasnt air tight.

so now we are trying to fix the problem.
we have located a 220m rough in toilet, but they only sell offset pan cons here with these toilets to work back to a 305mm rough in.

So i am accustomed to US pluming.
We would use a drop tight or cemented flange,
with a wax ring or a fernco no wax gasket.

But this 220m rough in WC i am looking would allow me a straight drop with a pan-to-soil-pipe connector and fix all my problems.

My questions:
1) how far down the soil pipe do these pans extend ( i havent seen any engineering drawings) this is important cause the guys cut the front of the soil pipe to fabricate their inelegant offset... so i need a good long extension to get an airtight seal.
2) Am i correct in reading that you do NOT generally put a flange on the soil pipe drop before inserting these pan connectors?
3) How deep is the typical rubber gasket on these pan cons

Difficult to understand exactly the problem .. photo's might help but maybe not.

You might get a US style bog from Kohler up at 32 M1, Tandieo, Kaeng Khoi, Sariburi.

1) picture attached.
2) Soil pipe is 1" below finished tile and 220mm from finished wall
3) to install the WC which had a 305mm rough in...
...the "installation pros" basically carved out the cement at 305mm...
...fashioned a sloping scoop...
cut the front of the soil pipe down 2"...
...and then put silicon covered cardboard over the gaps
...then installed a flange ring only over the top of the scoop...
...then dropped a wax ring on the flange ring and went home.

I need to remediate this with a new 220m rough-in toilet.
So plan one of two things.

1) cut out around the finished floor and cut soil pipe level
then use a mulitkwik extendor pipe then a multikwik extended pan connector
or
2) cut out around the finished floor and cut soil pipe level and insert/cement a 90mm pipe to bring the soil pipe up to the finished floor then use a multifit extended pan connector to connect to a WC with a Vertical pan spigot.

Trying to figure out which is the better option.
Reducing the diameter of the pipe as in 2 is a less good idea it would seem, but I am worried about the integrity of the extendor pipe seal.

You're right reducing the pipe could lead to blockages .. so use the multikwiks they are designed for the purpose.

I ordered from HK - mulitkwik extendor pipe then a multikwik Long pan connector .

So am now well situated.

Its been frustrating.
Both lack of knowledge and lack of proper equipment among the pros.....
But I think we got it right now.
