Zone valve replacement

Do you guys find there is a definitive life for Zone valves, there is for the synchronous motors, but what about the movable valve?

These days surprised if you get more than 5 years

some cheap ones 2 at best

So you think both valves at twenty two years old are doing well to have lasted this long

When its manually opened I get water movement through the vale, but think its leaking past the valve as the hot water is scalding hot, thermostats have been replaced.

Anyone have an insights into what else could be wrong, before I drain everything down to replace what may or may not be the zone valve?

I would say there passing unless you’ve had this problem from day dot

Thanks Shaun, it's a new problem started about four days ago, I will source a new valve and whilst at it put in a couple of full flow valves on either side, not looking forward to draining down the system though.

open vent or sealed ?

It's an open vent system, so should not be a problem, thanks for your conformation on the problem, just getting up in the loft at my age to shut off the ballcock is a job I am not looking forward too.

you could turn the water mains off depending on the position of the tap

My life would not be worth living if I turned off the mains, my OH would hang draw and quarter me, and that's after she has attacked my with a meat clever, but a seriously good idea, I will tell her you suggested it. ☠

Ha just remembered the main tap is in the boiler house, silly old duffer.

Just to update this thread, we where correct and the zone valve was by passing the shut off, just re-placed the zone valve and all back to normal, thanks for the help.

For information I paid near £50.00 for a new Honeywell zone valve when all I really needed was a valve body without the control mechanism, this I found on line at under £10.00 should have thought of this first, also should have thought that as the DHW zone valve had problems the CH valve as the same age probably has not got a lot of life left and should have replaced this at the same time, bit of preventative maintenance, new valve body on its way, the only thing I have wasted is a new fill of Fernox and some of my time, they say you live and learn, well into my 70's and still learning.

Checked back through my records and the Honeywell zone valves where installed nearly thirty years ago, no that is not a miss-type really that long ago, didn't they do well, you get what you pay for.

I would always recommend replacing the head with the body as you can guarantee 6 months later it will fail and the price of the head is the same as the both combined so I wouldn’t, also the old valves without the dimple in the lid arnt compatible with new bodies

That's odd, both valves have the dimple head cover, but are indeed old by modern standards.
