Evening guys and gals, just had a text from a tenant in a house I look after. An L9 fault has now developed( overheat) would this be the pump failing/ failed, non functioning auto air vent or sensor.

And yes, I know it needs ripping out.... but you know what landlords are like
 
Could be the pump does the boiler run at all ?
