That it is in the heat proof silicone that they use to hold some of the appliance together.

I read about wax containing asbestos used as sealant, which could melt away and leave friable fibres - is this likely what it's referring to? If so, I guess the plumber missed it and sounds like it could be a nasty one

How old is that boiler likely to be? No asbestos should've been used in an appliance since '84.

Been there donkeys years so try to just forget about it, if not start looking for another house because I can’t imagine the Landlord is keen to spend a few bob.

Could it be referring to the rope? If not, then there's asbestos the plumber missed (he said it was only the rope).

My list doesn’t say anything about the rope and I cannot comment on what an engineer did or didn’t see. Sorry.

Update - asbestos assessor thinks the sealants (I guess the mastic containing fibres mentioned by the manufacturer) and rope have been replaced but has taken samples for testing to make sure.
