Hi all,

apologies in advance, I have no plumbing knowledge whatsoever so please be patient with me!

I have a glow worm Easicom boiler that has been fine since I moved into my flat in August other Than a leak in December that a plumber fixed. For the past week or so the temperature in the shower has started to fluctuate from hot to cold every few seconds and is getting worse. It is also occurring in the kitchen and bathroom sinks. I noticed that the boiler pressure was high (3.3) so drained the radiators. This didn't seem to have much of an affect. I then checked the pressure switch (opened and closed it) and once I had done that the pressure dropped significantly to 1.3 or so. I assumed that it had been slightly open and this would solve the problem. Sadly it was not the case. I reset the boiler and hoped it needed some time to adjust itself. This morning I checked and still the hot water fluctuated in temperature and when I checked the boiler the pressure was back up to 3.3. The heating does come on briefly in the morning and wondered if this was the cause in pressure?

When the the hot water is flowing the boiler flame comes on but turns itself off after a few seconds. The pipe from the boiler to outside is leaking water also.

any advice on how I can solve this myself? It is a rented flat but don't want to bother the landlord if it is something really simple!

Please call the landlord.
There is nothing you can do over and above what you have attempted already..

Pressure switch ???
do not open the boiler up and fiddle.

The fault you describe is easy for an engineer to repair.
Landlord is obliged to provide you with a safe working boiler and a suitably qualified engineer will be able to safely fix and test it at his expense.

Sorry I should have quantified - I have not opened up the boiler - I simply turned the black plastic valve (wrong terminology probably) below the boiler that increases pressure, something most plumbers are happy for householders to use.
 
It is simple, but you will after bother the landlord as you will need a gas safe engineer to fix it, as Newcastle Phil said.

Hello, I am seeking some advice, I have a POTTERTON PROMAX 28 COMBI Boiler and I noticed yesterday that the water around the house is no longer warming up. The heat exchanger has been changed 6 months ago, so I do not believe it is that. Does anyone have any ideas on what it could be? Thanks
