Hi hope I can get some clarity.
Am at a service on a BAXI Bermuda, the flue looks to have a fair bit of tar with some evidence of it having dropped down to the top baffle, I assuming it was fitted in place of a fire and this is where its coming from, it's been serviced regularly and has been here 20 yrs plus but I'm not happy about the tar in the chimney. Is this an AR or ID situation ? Or am I being over cautious.? The cert is for a house sale and has been requested by a solicitor.
 
Is the flue lined?
Is the “tar” on the inside or outside of the liner?
Flue is lined and the deposits are on the inside of the liner although hard to say if it extends the whole way, I dont think its as bad as it first appeared, there appears to be an asbestos adaptor to the liner which I've not really touched, I've cleaned every thing else up and flue flow tested, there is visually good access to all parts of the chimmney as the attic is converted and the draw is really good, there is no sign of any spillage and the unit looks in very good condition for its age, I think I may have been over cautious as I'm not very familiar with BBu,s, and it's a solicitor requested document for a house sale. The flow and return look fairly corroded though, and I have noted and suggested it is replaced to avoid any future issues. Thank you for the response.

Hello, I am seeking some advice, I have a POTTERTON PROMAX 28 COMBI Boiler and I noticed yesterday that the water around the house is no longer warming up. The heat exchanger has been changed 6 months ago, so I do not believe it is that. Does anyone have any ideas on what it could be? Thanks
