Hello all,
i need help
i recently bought a lovely old cottage which has one loo, downstairs which clearly has been installed relatively recently.
there is no external vent, instead there is a large grey pipe thing which the bath, the bathroom sink and the washing machine and the loo go into before the pipe disappears out to the drain.
i assume this contraption is suposed to do the job a stack normally does but i'm not sure it does. it has a removable cap on top, but haven't been to rough with it as i'm not sure what i'm doing.
the loo blocks as soon as we've got guests and there's more going down that way. the smell is getting worse and i can only assume is coming out of the washing machine drainage pipe.
i think i've inheritted a bit of a bodge job, but how can i put it right.
btw i've also got my own septic tank

Probably neglect as so many septic tank systems are and you have adopted them

Get septic tank emptied and drains cleaned out, with power jetter,I would get w/c wiped out and connection checked
check traps all ok and correct depth, however as said often drain pipes are partly blocked over the years, thus cause of problem

imho

By grey pipe do you mean a short vertical length of pipe with an air admittance valve on top?

Is the air admittance valve letting foul air into the room?

Post some pictures

hi again
got a couple of pice. sorry for the quality but its dark in there.
the very top has a photo of its own

Hi
yes it is a siphonic toilet.
have decided to get septic tank emptied and give it al a good jet wash. would still like somone to tell me what my system is though as i'm not familiar with it

just to add the 2 pipes (white) in the picture entering by each side should be 200mm above one another to stop cross flow occuring in your pipes and by the looks of it there less than 200mm.

The problem could be a block, if the pipes are to much at an angle the water travels faster than the waste and the waste can slowly build up in the pipe sticking to the side, This causes the syphonic seal to be less achievable, the smells could be coming from the pipe. Disconnect the toilet from the waste and check if you cant unblock it... syphonic toilets are hard to tell of blocked because they fill the pan anyway when flushing.

Well as said ,you have a sub stack with air admittance valve on top, this allows air into drain, if required to stop the traps being pulled out when water runs down drain
This is probably happening more than usual due to the drain pipework being partly blocked meaning pipework is restricted and flow way reduced
You could lift the washing machine waste up so that it falls correctly also
Giving a good clean out is a wise decision and should improve the situation:)

thanks very much. gonna have a clear through this weekend and see what happens .i'll let you know
