Maybe it's todays blistering heat that's making me finally ask about this.

As the post title says, all of the radiators (upstairs and downstairs) in my house get hot (fully hot!) when the hot water tap is run. The longer the tap is run for the hotter they get, but it never takes too long to get them steaming.
I just want to say that where plumbing is concerned I know next to nothing... so its hard for me to supply any relevant details without being prompted first. However I guess the make of my boiler might be useful to someone? It's a BAXI Combi 105e.

If someone could give me some kind of idea of whats going on? I'm certainly no expert but it seems extremely abnormal to me! :D.

My first guess would be the diverter valve gubbings aren't moving properly in hot water demand, probably due to dirt choking it up.

Fix....

Remove gubbings and clean or just replace gubbings.

also fit magnaclean to protect from future choking

Ahhh that sounds like a pretty good guess to me because we had alot of problems with the build up of iron oxide sludge in the past. Thanks :).

Would the whole system have to be drained and flushed out (i.e. radiators taken off the walls and washed out etc.) prior to fitting a Magnaclean or would the Magnaclean be sufficient by itself?
 
I don't know if I can comment without seeing it mate, once the dv gubbings are replaced you'll have a better idea when you see the condition of it.

But powerflush and magna sounds like it would really help you.



magnafilter will be sufficent after it's been flushed

you would need a full descale rads off etc
 
Magna clean is an 'as well as' a flush, not 'instead of', unfortunately your system can be flushed but not a combi with diverter valve, could damage it.

sorry that's just what I call it when talking about these kinda bits with boys in work Hehe! I'm pretty sure it's the alpha 710 seal kit that u would buy for this dv. I'm positive baxi don't do such a kit. The alpha kit fits it.
