Boiler fitted September 2017 along with 2 other same boilers in other properties. One is now giving us grieve. Pressure was in the green -1 bar- 3 radiators were not heating properly so they were bled and then of course the boiler needed topped up. This was done to 1.5 bar. Then when boiler fired up it then went up to 2 bar on the gauge. 5 days later the pressure was below 1 bar so we topped it up again. Engineers came from Worcester and said that the expansion vessel was not at the correct pressure so this was topped up and then they refilled it to 1.5 bar. It has now been a further 2 weeks and they pressure is again moving from 0.5 bar when boiler off and up to 1 bar when boiler is on???? The engineers say we must have a leak in the system pipework however how can this be if for 4 months all was okay until bleeding radiators?? Would this not have happened before now? and if it was a leak how can the pressure go from the red to the green when fired up? this does not make any sense. Can anyone shed some light on all of this as engineers coming out again Monday. Do we not need a new expansion vessel. Should have said that when engineers were out they said the expansion vessel was not set at correct pressure and they had to top it up with air however the other 2 boilers were fitted by same engineer so why would he not have set all 3 to the same correct pressure? It baffles me. Should also say we realise that boilers of this nature do needed topping up a few times a year and we have topped up the other 2 with no issues whatsoever.

How many radiators do you have in the property?
 
So vessel is correctly sized

Sounds like maybe you've had a bit of air stuck or a system leak

And it's just lowered the pressure

Might be worth getting the guy who fitted it back just to give it a check over

Thank you for your quick reply. If the system has a leak how can the pressure go from red to green when on?? would that be possible?
 
When water is heated it expands (normally around 1 bar)

So let's say cold you have a pressure of 0.5 bar

When it's hot it would rise to 1.5bar

When it cools down again it would go back down to 0.5 bar

Thanks again but therefore is there no leak then because that is what seems to be happening?
 
Correct just fill the system upto 1-1.2 bar cold and you should be fine

But if it drops you could have a leak, doesn't take much so check all the rad valves and rads to see if there's a drip etc

Ah okay thank you although all radiators have been checked and no leaks anywhere we can find. We will try filling it up cold now and see what happens. The engineers did say it made no difference whether filled up with the system hot or cold but it does make sense to fill it up when cold. Could there be a leak under the floor as we have tiles and wooden floors etc which would be a nightmare?
 
If there's pipes in concrete it's most likely to be in there depending on how it's been installed

And he's correct

Cold your looking around 1-1.2 bar
Hot your looking around 2-2.5 bar
 
Do you have an automatic air vent fitted somewhere? These are usually at the highest point in the system. If so, the drops in pressure may be due to air/hydrogen being released due to the normal operation of the AAV.

Engineer is visiting my property this morning I will put this to him.Thanks for helping me.
