Its my daughters pal , she is moving house and has an old Baxi installed , her bloke has no idea if it was registered ( about 8/9 years ago )

The buyers solicitors have requested a building regs completion certificate.

He cant get hold of the original installer , is there anyway he can get the cert .

You would be surprised how many arnt registered, most of the boom with the green deal swap wasn't, most of the cheap changes arnt (in and out in 5 hours etc)

Gas Safe took over CORGI legacy records. Ask them, if it was registered they'd have a record.

Dont know a lot about it pal, it started off as the usual favour but its now starting to grow , it has a leak under it and they have asked me to sort the leak , we know where this is going to end lol

The local authority building compliance department will have a list of all registered work for the property. I've always found building control very helpful; called mine a few months ago and they told me instantly by phone what they had on record for my own house, which included information about works completed 12 years ago. Best case they'll be able to provide a letter confirming the installation was registered, worse case you'll know it wasn't.

Anything like this that can't be resolved is usually covered by an indemnity Insurance, paid for by the seller.

My Son had this with the last house he bought, the "extension" didn't have planning permission, the seller paid for the indemnity.
When My Son came to sell, they'd had the extension knocked down and rebuilt slightly larger, with Planning permission and completion certs for everything.

However they'd forgotten to notify the local Water company about building within 3mtrs of a Private sewer in the back garden (may have been due to the ridiculous fees !).
Their solicitor covered it with another Indemnity policy, far cheaper than the Inspection fee..

Service it do your gas checks and then issue a gas safety certificate normally acceptable , if not as above get it coverd by a indemnity insurance .
