As it’s new build I’m surprised that the rain water seems to be combined with the waste?
Round here they would definitely be looking at disposing of rain water to a soak away, to relieve pressure on our overworked sewerage system.
That’s why I say you need to establish exactly what goes where...
You need to find out for certain what this pipe is used for- not just guessing.
Then, if it were me I would re-route it so that it would be outside the area of my proposed extension.
( I wouldn’t bother if it was used as a conduit for cables for instance)
Either buy the correct one at the higher cost, or put some effort in yourself on the internet, or accept a generic square one that doesn’t quite fit properly.

You can get a generic one for about £30-£35 from merchants off the shelf that will fit but not match the exact shape- if you’re not bothered too much just do this.
There is a temperature adjustment screw in the centre of the cartridge, I think it’s a little Allen key.
I would try this first before replacing the cartridge as often it is all that’s required.
Look up the instructions online for your particular model.
